NIE and Residence Cards
In Spain, anyone who wishes to work, create a Company, buy a property or effect any activity that involves an official institution, requires a NIE number.We can obtain an NIE number for any client within 15 days.
The Residence Card may be applied for by any foreigner permanently residing in Spain. For your convenience we manage the whole process from start to finish.
We recommend that foreigners who own property in Spain, for fiscal reasons, that they apply for a Residence Card. The most important advantages are:
- Waives the buyers legal obligation to keep a 3% retention tax at point of sale.
- Exemption from capital gains tax if the funds from the sale of the main residence are re-invested in another main residence within two years.
- Residents over 65 years do not pay capital gains tax when selling their property.
- Any resident applying for a mortgage will be offered a more favourable interest rate and loan percentage, than a non resident.
